Leak Troubleshooting

WHAT IT IS A stain spreading on a ceiling, a damp spot beside the tub, a musty smell in the basement — and no idea where the water is coming from. We come out, hunt it down to its source, and give you a written plan for correcting it. HOW THE PRICE WORKS — READ THIS FIRST $125 for the visit, and you pay it only if we find the source AND give you a written plan to correct it. If we cannot tell you where the water is coming from, you owe nothing: we refund the $125 in full. We are asking to be paid for the answer, not for the hour. WHAT'S INCLUDED • A methodical hunt — fixtures, supply lines, drains, seals, grout and caulk, and the trail the water has left behind • Moisture readings around the suspect area, and a look from underneath wherever there is access • Running the fixtures under real conditions to reproduce the leak instead of guessing at it • A written plan naming the source, what correcting it takes, and what happens if it is left alone • Photographs of what we found, emailed to you the same day WHAT THIS IS NOT • This is the diagnosis, not the repair. The plan carries a price for the correction and you are free to hand it to anybody you like — there is no obligation to have us do the work • We do not open walls, ceilings or floors on this visit. If reaching the source needs that, the plan says so and prices it THE FINE PRINT • Water that is actively running or pouring right now is an emergency, not a troubleshooting visit — shut the water off and call us • Some leaks are intermittent by nature and only show themselves under conditions we cannot force in one visit. That is exactly the case where you pay nothing • If the job turns out different from what this price covers, we stop before working and show you a written price — you can say no and get your money back
