First things first

What's included

WHAT IT IS The little handle under your sink or behind your toilet that is supposed to shut the water off — and does not, or weeps when you touch it. We replace the valve and the supply line that runs from it to the fixture, for a flat price. The parts are in the price. WHAT'S INCLUDED • A new quarter-turn ball stop — the kind you can shut with one finger, years from now, without it seizing • A new braided stainless steel supply line to the fixture. The old one never goes back on • Shutting the house water off and draining the line, then bleeding the air back out afterwards • Pressure-testing the joint and watching it under real pressure before we pack up • All parts and materials. The install price is the whole price — there is no separate charge for the valve, the line or the fittings WHY IT IS WORTH DOING A shutoff that will not turn is the difference between a five-minute problem and a flooded floor. It is also the one thing that stops us replacing a faucet or a toilet the same day — if you are booking either of those and the valve is bad, add this and we will do it all in one visit. THE FINE PRINT • Doing more than one on the same visit? The first valve is $150 and every valve after it is $75 — parts still included. A bathroom sink normally has two, one hot and one cold; a toilet has one • This covers a standard valve on copper, PEX or CPVC pipe that we can see and reach. A valve buried in a wall, soldered into galvanized steel, or with no working main shutoff for the house is a different job — call us and we will price it • If there is no shutoff at all where one belongs, that is this job too. Say so in the order notes • If the job turns out different from what this price covers, we stop before working and show you a written price — you can say no and get your money back

Would you rather just talk to somebody?

That's completely fine. Call and you'll get a local person who does this work — not a call center — and we'll tell you honestly whether this is the right job for your house.
